Scottsdale has been named “The Beverly Hills of the Desert” by the New York Times and the Travel Channel has recognized Scottsdale as one of the most luxurious destinations in the country. Sunset Magazine has named Scottsdale as the ideal destination for relaxation. Scottsdale is definitely one of the premiere tourist destinations in the United States. 

The economy of Scottsdale, especially North Scottsdale with its high-end resorts, golf courses and retail establishments, contributes millions of dollars each year to the flourishing economy of the greater Phoenix area. Tourism is Scottsdale’s largest industry and is contributing a large percentage of the tax income for the City of Scottsdale. 

North Scottsdale is growing by leaps and bounds. All indicators show that Scottsdale has undergone a 9% growth in population since 2000 with a large percentage of that growth in North Scottsdale. The median income in Scottsdale is 27% higher than the metro Phoenix area and Scottsdale also has a very low unemployment rate. The median cost of a home in Scottsdale is $228,000 (2000 census). However, North Scottsdale has a median home price of over $600,000. Many of the homes in North Scottsdale exceed $3 million. This amazing difference in home prices is a testimony to the affluent life style in North Scottsdale. 

Industries providing employment in the area include the Business Services sector with the highest percentage of jobs at 21%. Hospitality Services supply over 11% of the jobs in the Scottsdale area. The Health industry, at 10%, is another sector that employs a high percentage of the population. Retail trade’s economic contribution is 14.5%. Construction contributes 5.5% of the jobs in the area. (2000 census). The top ten employers in Scottsdale as of 2004 were Scottsdale Healthcare, Mayo Clinic, General Dynamics, Scottsdale Unified School District, Advance PCS, City of Scottsdale, Advance PCS, Scottsdale Insurance Company, The Vanguard Group and the Scottsdale Fairmont Princess.  

The Scottsdale Airpark is a large commercial, industrial and office complex in North Scottsdale and provides the industrial base for Scottsdale and Northeast Phoenix. Scottsdale Airpark continues to experience tremendous growth and is the prime business location in North Scottsdale. This attests to the increasing influx of businesses relocating to Scottsdale.

Tax Considerations >New 1031 Exchange Rules

One of the most popular "tax deferring" strategies for real estate owners who are selling one property and acquiring another is the use of Section 1031 of the Internal Revenue Code. It is an effective way to defer paying income tax on capital gain generated by the sale of a property when you intend to reinvest the proceeds in a similar, "like-kind" property. Almost any kind of real property is considered "like-kind" with any other real property.

A recently enacted law closes what was considered a loophole in the Section 1031 rules. In some cases, owners of investment real estate have used the 1031 Exchange to swap their investment property for real estate that could be readily converted to an owner-occupied residential property. After the exchange, they made the property into their principal residence, lived in it for a couple of years, then sold it. Now the American Job Creation Act of 2004 has ruled that properties converted from a 1031 exchange property into a residence must be held and used as a principal residence for at least five years to qualify for the tax exemption. Otherwise, the basic tax-deferring benefits of 1031 exchanges remain the same.
